Regular maintenance is key to ensuring the longevity and comfort of your manufactured home. An annual maintenance routine allows you to catch potential issues early and prevent costly repairs down the road. One of the most important tasks is inspecting your home’s roof and exterior for signs of wear or damage. Manufactured homes often have a lower roof pitch, making them more susceptible to water damage from heavy rains or snow. Check for loose or missing shingles, rust on metal roofing, or cracks in seams, and ensure gutters are cleaned and properly directing water away from the home’s foundation.

Your home’s HVAC system also requires regular attention to ensure it functions efficiently. Every year, it’s important to change air filters, inspect ductwork for leaks or blockages, and have the entire system professionally serviced. In addition to keeping your system running smoothly, this will help maintain healthy indoor air quality. Also, inspect your home’s insulation, especially if your manufactured home is older, to ensure it’s providing adequate thermal protection, which will reduce energy costs in both winter and summer.

Another critical part of annual maintenance is checking the foundation or skirting of your manufactured home. Over time, settling or shifting can create gaps or cracks, which may allow moisture, pests, or even drafts to enter. Walk around the perimeter of your home and inspect the skirting or foundation for any signs of damage or misalignment. Addressing these issues early on helps maintain the structural stability of your home and prevents more serious problems like mold or pest infestations.

Finally, don’t overlook interior maintenance. Check plumbing for any leaks, especially in the kitchen, bathroom, and around water heaters. Test smoke detectors and carbon monoxide detectors to ensure they’re functioning properly. Caulk and reseal windows and doors as needed to prevent drafts and water intrusion. Taking the time to care for both the interior and exterior of your manufactured home will not only increase its lifespan but also enhance your comfort and safety year-round.
